Christchurch rental listings increased slightly to 1,050 available properties as at 1 June, up from 1,031 in May and 972 in March. This continued growth in available stock indicates that tenants have more choice than they did earlier in the year, creating a more competitive environment for landlords.

Vacancy Trends
Vacancy levels vary significantly across property types and locations.
Christchurch currently has a relatively high proportion of one-bedroom properties available for immediate occupancy, with approximately 65% of listings advertised as available now. This suggests softer demand in this segment and increased competition among landlords.
By comparison, Selwyn's three-bedroom market remains considerably tighter, with around 35% of properties available immediately. This reflects more balanced supply and demand conditions for family-sized homes.
What Tenants Are Looking For
Current tenant demand continues to favour properties that offer:
• Warm, well-heated and energy-efficient homes
• Modern kitchens and bathrooms
• Garaging and off-street parking
• Well-maintained properties with responsive management
Key Risks for Landlords
Landlords should be mindful of several factors that may impact leasing performance:

Outlook
We expect the Christchurch rental market to remain relatively steady through winter. Well-presented properties in desirable locations should continue to attract quality tenants and achieve reasonable leasing timeframes.
However, properties that are overpriced, poorly maintained, or lacking key tenant expectations may experience extended vacancy periods as tenants become increasingly selective.
