That’s why we don’t charge additional fees to arrange maintenance. Coordinating trades, overseeing repairs, and making sure work is completed properly is part of looking after your investment. It sits within the service you already pay for.

What are your fees?

When choosing a property manager, the management percentage is often the first thing people look at. But that number only tells part of the story. We’re not the cheapest outfit in town, and that’s for good reason: with property management, you get what you pay for.

Property management is a service business. Lower fee models usually require higher property-to-manager ratios to remain viable. When a single property manager is juggling a huge portfolio, responsiveness and communication suffer, and staff turnover is high.

We run realistic portfolios, so your property manager has enough time to do their job properly. This means that your property receives proactive oversight and clear communication.

We also invest in modern screening systems, 360 inspections, ongoing training, and Level 4 qualified property managers aligned with REINZ standards. These aren’t extras: they’re part of protecting your asset properly.

Our fees start from 7.99% and all structures include our TED Handshake Rental Guarantee. Everything is transparent, and clearly explained from the outset.

How do you screen and select the right tenants?

Tenant selection is one of the most important foundations of a successful tenancy. From interviewing tenants, to using the latest software for background checks, plus peer reviews, this is where our inner detectives get to work!

Sometimes we feel a bit like matchmakers, too; it’s our job to find tenants who will love your property and make it their home. Nothing makes us happier than visiting your property and seeing it being enjoyed by the tenants we hand picked.

How do you appraise and market my property?

Getting the rent right from the start matters. Too high can mean weeks sitting vacant. Too low means lost income you never get back. Our job is to find the balance and give you honest, informed advice.

We look at what has rented in your area, compare current listings, review average rents, and study days on market. Then we assess what makes your property stand out. Not guesswork. Not inflated promises. Just clear insight backed by experience.

When it comes to marketing, we use high quality professional photos and, where possible, a 360 interactive walkthrough so tenants can properly explore your home online. The goal is genuine interest from the right tenants, not just clicks.

How is rent collected and stored?

When you trust someone to manage your investment, you should never have to question where your money sits or how it’s handled. With TED, you can be confident your funds are protected by process, oversight, and integrity.

As members of REINZ, we are required to maintain a separate, independently audited Trust account. This means your rent money is held securely and cannot be used for business expenses. Your money is accounted for, protected, and managed according to strict industry standards. You’d be surprised how many property management companies don’t bother with this, and instead mix rent funds into general business accounts, creating unnecessary risk for property owners.

Beyond compliance, we use dedicated software that matches tenant rent payments accurately and produces fully reconciled accounts. Every payment is tracked. Every transaction is recorded. Every statement is clear.

This is not just administration. It is accountability.

How often will I get paid?

Payment is on the 1st and 15th of every month, or the following working day.

How does TED use technology to improve the process?

We are proud users of Keyhook, a New Zealand made platform built specifically for Kiwi property managers. It is designed around local legislation, compliance requirements, and the realities of the New Zealand rental market. That matters, because generic systems often miss the detail.

Keyhook uses AI-driven automation to streamline processes for owners and tenants. Tasks are tracked. Compliance dates are monitored. Communication is centralised. The result is a clear, user friendly experience where nothing slips through the cracks.

For our owners and tenants, this means transparency and ease. Access to the information you need, when you need it. Clear records. Simple reporting.

Who will be managing my property?

When you trust someone with your property, you want to know they’re properly trained. All of our Property Managers complete their Level 4 Qualification in Property Management, so you know you’re working with a certified, industry trained professional who understands legislation, compliance, and best practice.

But we also know great service is not delivered alone.

Each property manager is supported by a dedicated assistant who helps manage the day to day. This allows your property manager to focus on what truly matters: careful tenant selection, smart maintenance decisions, and clear communication.

You will have one main point of contact, but behind them is a capable team. If your property manager is on leave or unwell, there won’t be a drop in service.

How often will my property be inspected?

Your property will be inspected every three months as standard. Regular inspections allow us to ensure the home is being well cared for, identify maintenance requirements early, and protect the condition of your asset.

If you would prefer inspections every four or six months, just let us know. We recommend checking your insurance policy first, as many insurers require three monthly inspections to maintain full cover.

Our goal is to balance thorough oversight with practical management, giving you confidence that your property is being consistently monitored and professionally managed.

How do you handle rent arrears and what is your rental guarantee?

We could tell you how we have a Zero Rent Arrears Policy, but the truth is, sometimes things happen. Our job is to stay closely connected, act promptly and enforce communication early to resolve issues so they don’t escalate. If your tenant misses rent, we will cover it for up to 4 weeks, giving us the ability to work closely with the tenant early to avoid escalation while ensuring your cashflow isn’t interrupted.  

Clear communication, prompt follow-up, and structured processes mean arrears are addressed quickly and rarely escalate, resulting in a strong track record of low rent arrears.

This protects your regular income while we work proactively with the tenant to reach the right outcome.
